Terms & Conditions

  1. Arrival & Departure days. Bookings are from Saturday to Saturday or other durations by prior arrangement. Lettings commence at 4:00pm and finish at 10:30 am.
  2. Delays. If due to unforeseen circumstances, you are unable to arrive on the day or time arranged, please notify us immediately by telephone.
  3. Provisional Bookings. A telephone booking or email booking can be held for 7 days pending receipt of deposit. We reserve the right to re-offer the property to others.
  4. Confirmation. Your booking is only confirmed on receipt of deposit or Full Tariff if within 4 weeks of arrival.
  5. Booking Deposit and Payment. A deposit of £100 (€150) is payable on booking and non refundable if booking is cancelled. Please note that this deposit will normally be returned in full within one week of departure provided the property is left as found – in a very clean and tidy condition. The deposit may also be used in the event of loss, damage, breakages.
  6. Full Tariff to be paid without further notification within 4 weeks of arrival – non refundable. If the payment is not received in time then we will consider the hirer in breach of contract thereby cancelling the booking.
  7. Insurance-Important. We strongly recommend that all persons take out adequate travel insurance for their needs. We cannot be responsible for the costs if you fail to do so. The insurance should cover you if you have to cancel your holiday arrangements or if you incur any emergency or unforeseen expenses. The personal liability cover provided should also meet the cost of any damage or breakages incurred during your holiday period. It is advisable to take out a policy at the same time as booking to ensure cover if you have to cancel for whatever reason.
  8. Cancellation. In the event of cancellation less than 4 weeks prior to arrival, no refunds will be made.
  9. Rights of Access. The owners reserve the right of entry to the accommodation at any time for service or repairs.
  10. Loss of Accommodation. If, for whatever reason, the accommodation booked, is not available, the liability of the owners in no circumstances exceeds a refund in excess of monies paid.
  11. Liability: The owners will not accept any liability for the person or property of any person using the property.
  12. Damages, breakages or theft. Although accidents can happen guests are responsible for breakages or damage to the property, the accommodation, furnishings and fittings. All equipment, utensils etc should be left very clean and the property should be left in a very clean and tidy condition as found upon arrival. All damages and breakages must be reported and paid for.
  13. No of Guests: The number of people occupying the property should not exceed the number booked for.
  14. Corporate and Vacation Accommodation. We reserve the right to refuse or cancel any booking which may, in our opinion, be incompatible with the conception of corporate or vacation self catering accommodation. If the stated numbers are exceeded we reserve the right to terminate the rental.
  15. Room Contents. A list of contents of each room is available within that room. Please ensure that they are there on arrival and departure.
  16. No Pets / Animals are permitted in/on premises.
  17. No Smoking permitted inside the premises – It is illegal in Northern Ireland to smoke inside NITB self catering premises.
  18. Please note our properties are not suitable for larger gatherings or any parties on the premises- so permission is not granted.
